Lancaster Avenue 21st Century Business Association, Philadelphia, PA 2025-2026
In partnership with Econsult Solutions, Rvesta Consulting developed a comprehensive market assessment for Lancaster Avenue 21 (LA21), the community development corporation and business association representing businesses and organizations along a 1.75-mile segment of Lancaster Avenue in Philadelphia.
Building on real estate market analysis, demographic trends, and field observations conducted by Econsult Solutions, Rvesta Consulting led a robust stakeholder engagement process designed to ground the data in the lived experiences of corridor stakeholders. Engagement activities included a business owner focus group and corridor walking tour, one-on-one interviews with elected officials, anchor institutions, and community leaders, as well as a community listening session with residents and neighborhood stakeholders.
Through this process, the project team identified both immediate opportunities and long-term strategies to strengthen the commercial corridor, support small businesses, and advance equitable economic development goals. The final report delivered a phased set of recommendations for LA21, prioritizing actionable “quick wins” alongside longer-term investment opportunities.
The assessment was also intentionally structured to support future funding and implementation efforts, including positioning LA21 to pursue opportunities through Pennsylvania Main Street Matters Program and other corridor revitalization initiatives.
